The site is located at 64 Scholes Street in the East Williamsburg neighborhood of Brooklyn, NY. Scholes Senior Housing is an 8-story, newly constructed, affordable housing development located in the Williamsburg neighborhood of Brooklyn, NY. The target population is senior citizens aged 62+.

Scholes Senior Housing will consist of 64 studios and 1 one-bedroom super’s unit, totaling 65 residential units. The building will contain approximately 55,848 gross square feet of floor area, inclusive of 9,000 square feet of community space and retail space.

Project amenities include a laundry room, recreational rooms, outdoor recreational area, bicycle storage and designated tenant storage area. Onsite services will be available to the tenants to enhance their ability to age in place.

The project will be developed in partnership with the New York City Department of Housing Preservation and Development (“HPD”) and NYS Division of Housing and Community Renewal (“DHCR”). The Project will enter into a regulatory agreement with HPD and DHCR that will provide for 100% of the apartments set-aside for households earning no more than 60% of AMI. The tenant selection plan is consistent with HUD regulations and includes tenant screening procedures, leasing of unit procedures, tenant rejection notification, preferential tenant selection categories and criteria for the proposed project.

The immediate area has retail shopping, medical services, pharmacies, public schools, a post office, restaurants, and public parks all located within ½ mile from the subject. There is also very convenient access to mass transit, which includes the G, J, M & L subway lines and the B43, B48 and B60 bus lines, all within short walking distance. Traveling to Manhattan from this location takes approximately 20 minutes. The area is well suited to additional residential development given the existing infrastructure and retail.
