Debevoise Senior Housing is an 8-story, newly constructed, affordable housing development located in the Williamsburg neighborhood of Brooklyn, NY. The target population is senior citizens aged 62+.

The Project will be developed in partnership with the New York City Department of Housing Preservation and Development (“HPD”). The Project will enter into a regulatory agreement with HPD that will provide for 100% of the apartments set-aside for households earning no more than 60% of AMI.

Debevoise Senior Housing will consist of 46 studios and 18 one-bedrooms (inclusive of 1 super’s unit), totaling 65 residential units. The building will contain approximately 53,400 gross square feet of floor area, inclusive of 423 square feet of community facility space. In addition, the first floor of the building will contain approximately 6,600 square feet of retail space that will be separately financed.

Project amenities include a laundry room, recreational rooms, outdoor recreational area, and bicycle storage. Onsite services will be available to the tenants to enhance their ability to age in place. A tenant selection plan consistent with HUD regulations will be submitted six months prior to construction completion and will include tenant screening procedures, leasing of contract unit procedures and tenant rejection notification, and preferential tenant selection categories and criteria for the proposed project.

The site is located at 40 Debevoise Street in the East Williamsburg neighborhood of Brooklyn, NY. The immediate area has retail, shopping, medical services, pharmacies, public schools, a post office, restaurants, and public parks all located within ½ mile from the subject. There is also very convenient access to mass transit, which includes the J, M & Z subway lines and the B43, B57, B15 and B47 bus lines, all within short walking distance. Traveling to Manhattan from this location takes approximately 20 minutes. The area is well suited to additional residential development given the existing infrastructure and retail.
